A Resubdivision of Lot 44, Block 2, Wildridge, Town of Avon, Eagle County, Colorado - (2510 Old Trail Road) Summary: Blue Bird Meadow, LLC has submitted an application for a Subdivision Variance and Preliminary Subdivision Plan approval in conjunction with a PUD Amendment Application for Lot 44, Block 2, Wildridge. The proposed PUD Amendment and Subdivision would convert a four-plex lot to three single-family lots. The proposed lots would be accessed from Old Trail Road by a proposed common access easement extending across the adjacent Lot 45. Two of the proposed Lots do not have the minimum twenty five feet of frontage on a public street as required by the subdivision regulations. A variance approving this condition was approved at the July 26, 2005 Council Meeting by Resolution No. 05-30. Following a public hearing, the Planning and Zoning Commission adopted Resolution No. 05-07 recommending approval of the proposed Dry Creek P.U.D. application at their July 5, 2005 meeting subject to: (1) widen driveway to 20 feet to accommodate the Eagle River Fire Department concerns, (2) reduce the maximum home size(s) from 5,000 square feet to 4,500 square feet for Lot 3 and 4,000 square feet for Lots I and 2, and (3) provide a minimum of four parking spaces for each residence.
