A RESOLUTION APPROVING THE FINAL PLAT, EDGEVIEW VILLAS, A
RESUBDIVISION OF LOT 2, BLOCK 2, WILDRIDGE, TOWN OF AVON, EAGLE
COUNTY, COLORADO.
WHEREAS, Rich Caples, manager of RAS Development LLC, has submitted a.Final Plat for
Edgeview Villas, a Resubdivision of Lot 2, Block 2, Wildridge, Town of Avon, Eagle County,
Colorado; and
WHEREAS, the Final Plat has been reviewed by the Town Staff; and
WHEREAS, the Final Plat.was found to be substantially in conformance with Title 16 of the
Avon Municipal Code; and
WHEREAS, the proposed subdivision complies with the requirements for consideration as a
Final Plat.
NOW, THEREFORE BE IT RESOLVED BY THE TOWN COUNCIL OF THE TOWN
OF AVON, that the Final Plat for Edgeview Villas, A Resubdivision of Lot 2, Block 2,-
Wild-ridge, Town of Avon, Eagle County, Colorado, is hereby approved by the Town of Avon
subject to:
.
1. Prior approval'of Preliminary Plat as submitted with completion of technical
corrections as identified by Town Staff.
2. The following note be added to the Final Plat: "Lot 6 will be conveyed to and
owned in perpetuity by, the Town of Avon. The existing primitive road crossing
Lot 6 is acknowledged to be a prescriptive easement, and the rights of the public
therein are preserved to the extent of the existing improvement".
3. Warranty Deed and Policy of Title Insurance conveying Lot 6, Edgeview Villas, a
Resubdivision of Lot 2, Block 2, Wildridge, Town of Avon, Eagle County,
Colorado shall be delivered,to the Town of Avon prior to recording of Final Plat.
