RESOLUTION NO. 98 - 71

A RESOLUTION APPROVING THE PRELIMINARY PLAT, EDGEVIEW VILLAS, A
RESUBDIVISION OF LOT 2, BLOCK 2, WILDRIDGE, TOWN OF AVON, EAGLE
COUNTY, COLORADO.
WHEREAS, Richard Caples, manager of RAS Development LLC, has submitted a Preliminary
Plat for Edgeview Villas a Resubdivision of Lot 2, Block, 2, Wildridge, Town of Avon, Eagle
County, Colorado; and
WHEREAS, the Preliminary Plat has been reviewed by the Town Staff; and
WHEREAS, the Preliminary Plat was found to be substantially in conformance with Title 16 of
the Avon Municipal Code; and
WHEREAS, the proposed subdivision complies with the requirements for consideration as a
Preliminary Plat.
NOW, THEREFORE BE IT RESOLVED BY THE TOWN COUNCIL OF THE TOWN
OF AVON, that the Preliminary Plat for Edgeview Villas, A Resubdivision of Lot 2, Block 2,
Wildridge, Town of Avon, Eagle County, Colorado, is hereby approved by the Town of Avon
subject to:
1. The following note be added to the Final Plat: "Lot 6 will be conveyed to and
owned in perpetuity by, the Town of Avon. The existing primitive road crossing
Lot 6 is acknowledged to be a prescriptive easement, and the rights of the public
therein are preserved to the extent of the existing 'improvement".
2. Warranty Deed and Policy of Title Insurance conveying Lot 6; Edgeview Villas,
a Resubdivision of Lot 2, Block 2, Wildridge, Town of Avon, Eagle County,
Colorado shall be delivered to the Town of Avon prior. to recording of Final Plat.
3. The completion of technical corrections as identified by Town Staff.
