No. 1988-366 r TOWN OF AVON RESOLUTION NO. 88-36 SERIES OF 1988 A RESOLUTION GRANTING A SPECIAL REVIEW USE TO ALLOW A HOME OCCUPATION USE ON LOT 15, BLOCK 1, FILING NO. 1, EAGLEBEND SUBDIVISION WHEREAS, Chris Ekrem has Use to allow a Home Occupation for pottery and ironworks in the first residence located on Lot 15, Block Subdivision, which is located in t; Area, Area V, which allows one and accessory buildings; and requested a Special Review the purpose of producing level of her single family 1, Filing No. 1, Eaglebend ze Eaglebend Specially Planned two family dwellings and WHEREAS, Home Occupation uses are allowed as a Special Review Use in residential districts; and WHEREAS, a public hearing has been held by the Planning and Zoning Commission of the Town of Avon, pursuant to notices required by law, at which the applicant and the public were given an opportunity to express their opinions and present certain information and reports regarding the proposed Special Review Use; and WHEREAS, the Planning and Zoning Commission has determined that the proposed use: 1. Otherwise complies with all requirements imposed by the Zoning Code; and 2. Is consistent with the objectives and purposes of the Zoning Code; and 3. Is deemed compatible with surrounding land uses and uses in the area; and WHEREAS, The Planning and Zoning Commission of the Town of Avon has approved the Special Review Use to allow a Home Occupation Use for the purpose of producing pottery and ironworks within the residence located on Lot 15, Block 1, Filing No. 1, Eaglebend Subdivision with certain conditions; 40 0 NOW, THEREFORE, BE IT RESOLVED BY THE TOWN COUNCIL OF THE TOWN OF AVON, COLORADO, THAT: The Avon Town Council hereby approves the Special Review Use to allow a Home Occupation for the purpose of producing pottery and ironworks on the first level of the single family residence located on Lot 15, Block 1, Filing No. 1, Eaglebend Subdivision, subject to the following: 1. The Home Occupation shall not generate significant vehicular traffic in excess of that typically generated by residential dwellings. No parking or storage of commercial vehicles shall be permitted on the site. 2. There shall be no noise, vibration, smoke, dust, odor, heat, glare noticeable at or beyond the property line as a result of the home occupation. 3. Selling stocks, supplies or products on the premises shall not be permitted, provided that incidental retail sales may be made in connection with other permitted home occupations. 4. Special Review Use shall be reviewed at the first regular meeting of the Planning and Zoning Commission in 1990 to evaluate conformance with conditions and conformance with Home Occupation regulations.
