No. 1987-08• • RESOLUTION NO. 87-8 SERIES OF 1987 A RESOLUTION APPROVING A PRELIMINARY PLAN FOR NOTTINGHAM STATION, A SUBDIVISION OF A PORTION OF THE EAST HALF OF SECTION 12, TOWNSHIP 5 SOUTH, RANGE 82 WEST OF THE 6TH PRINCIPAL MERIDIAN, TOWN OF AVON, EAGLE COUNTY, COLORADO, WHEREAS, Nottingham Ranch Company and Nottingham Associ- ates, owners of two parcels of land located in the East half of Section 12, Township 5 South, Range 82 West of the Sixth P.M., Town of Avon, Eagle County, Colorado, and commonly referred to as the Stockyard Property and Nottingham Station, have submitted a Prelim- inary Plan for subdivision of the property; and WHEREAS, the Town Council of the Town of Avon has held a public hearing on the proposed Preliminary Plan of Nottingham Station, at which the applicant and public were provided opportunity to be heard; and WHEREAS, the Preliminary Plan has been determined to be in general conformance with the subdivision regulations of the Town of Avon and the approved Annexation Agreement for the Stockyard Property. NOW, THEREFORE, BE IT RESOLVED, by the Town Council of the Town of Avon that the Preliminary Plan for Nottingham Station, a subdivision of a portion of the East half of Section 12, Township 5 South, Range 82 West of the Sixth P.M., Town of Avon, Eagle County, Colorado, and commonly referred to as the Stockyard Property and Nottingham Station, is hereby approved subject to the following items being approved in conjunction with the Final Plat. 1. Adoption of the applicable annexation and zoning ordinances; 2. Submission of an acceptable Subdivision Improvements Agreement; and • • 3. Provisions for public improvements fully addressing drainage and utilities, including contruction details and additional easements if required. Nottingham Mayor -2- MEMO TO: Bill James FROM: Norm Wood • RE: Nottingham Station Subdivision - Preliminary Plan Resolution No. 87-8 Staff has reviewed the Preliminary Plans for Nottingham Station Subdivision as submitted by Mike Blair and Contra Ltd. as repre- sentatives of Nottingham Associates and Nottingham Ranch Company. The submittal was generally found to be complete in accordance with Town Regulations. The appropriate fees were paid and the required Notices of Public Hearing were mailed and posted. The Preliminary Plan generally conforms with the Pre-Annexation Agreement for the Stockyard Property and is recommended for approval subject to the completion of certain items prior to, and in conjunc- tion with, submittal of the Final Plat. These items are listed as conditions for proceeding to Final Plat in the attached Resolution No. 87-8, for approval of the Preliminary Plan. RECOMMENDED ACTION: 1.
