BOX 696 AVON, CO. 81620 303-949-4317 We have enclosed the notification documents as required for the Special Review Use Hearing we would like to have scheduled for May 24, 1984. The calculations we used to determine the percentage of reduction necessary are as follows: 198 Units @ 2 spaces per unit = 396 Guest Parking = 10 New Clubhouse 1-Racquetball Court (800 sq.ft.) = 2 79670 total gross area of building - 800 racquetball court 63870 @ 5 spaces per 1,000 sq. ft. = 34 Total Parking Spaces Required 442 Total Parking Spaces Provided 384 Total Reduction Requested (13.12%) 58 Total Reduction Permitted (15% for lots of 250 spaces or more) 66 While the percentage of reduction requested appears to be close to the maximum permitted, we feel the actual impact is much less. As indicated in the "Notice of Public Hearing" the clubhouse is to be used primarily by owners, tenants and guests of the project. Although we are requesting a_ 13.12% reduction we feel the "real impact" can be considered as: 396 spaces - @ 2 spaces per unit 10 spaces - guest parking 406 spaces required for condominium units 384 spaces provided 22 space reduction = 5.42% reduction Please let me know if you have any questions or require any additional information.
