No. 1983-429 6 RESOLUTION NO.-#83-42 SERIES OF 1983 A RESOLUTION APPROVING A SPECIAL REVIEW USE FOR OUTSIDE STORAGE ON LOT 17, BLOCK 1, BENCHMARK SUBDIVISION WHEREAS, an application has been submitted requesting that outside storage be allowed on Lot 17, Block 1, Benchmark Subdivision and, WHEREAS, the Planning and Zoning Commission has held a Public Hearing on said request and determine that the proposed use complies with all requirements imposed by the Zoning Code, is consistant with the objectives and purposes of this Zoning Code and the applicable zoning district; and is designed to be compatible with adjacent land uses and uses in the area and, WHEREAS, the Planning and Zoning Commission has recommended approval of the request subject to the following conditions: (1) That the storage area be fenced with 1x6 shiplap cedar applied vertically and stained to match the color of the wood of the adjacent buildings. (2) That the height of materials stored in the storage area should not exceed the height of the screen fencing or not be visible from the roadway. (3) That the storage area only be used for the storage of construction material and one (1) construction trailer. (4) That this request be reviewed in two years from the date of Council approval to determine if the storage area is still compatible with surrounding uses. Box 975 Avon, CO. 81620 RE: Request for a special review use (outside storage) in a industrial/ commercial zone. Dear Dick: This will confirm our previous conversations. We hereby request the granting of a special review use (outside storage areas) on Lot 17, Block 1, Benchmark at Beaver Creek, Avon, Colorado. The special review use is requested to permit the storage of construction materials left over from the initial phase of the Avon Business Service Center which are to be utilized in future phases of our project. Addi- tionally, the area will be utilized for the storage of construction ve- hicles through the winter months. It is our intention that the area will be fenced in accordance with the Town of Avon regulations and that the use will be maintained until such time as it is economically feasible- to proceed with further construction. We feel that the special review use will improve the appearance of the project (for users of the project and for those traveling Metcalf Road), and that this situation will be in effect until future construction is implemented. Enclosed is our check to cover the cost of processing. Already submitted on Friday, September 30th were notifications to all landowners within 300 feet of the property. The storage area will be used _to store construction materials left over from the initial construction phase of the Avon Business Service Center. The storage area is to be located on the westerly portion of the lot.
