RESOLUTION NO. 83-19
SERIES OF 1983
A RESOLUTION APPROVING THE
SKETCH PLAN FOR THE
REPLAT OF LOTS 5, 52A, 52B
BLOCK 1, BENCHMARK SUBDIVISION
WHEREAS, a sketch plan has been submitted for the replat
of lots 5, 52A, 52B, Block 1, Benchmark Subdivision.
WHEREAS, this plan has been reviewed by the Town staff and
determined to meet the applicable platting requirements; now therefore
BE IT RESOLVED, that the Town Council hereby approves this
sketch plan subject to the following items being complied with on the
preliminary plan:
(1) That the area included in the plat be given a unique
subdivision name.
(2) That the lots shown in the plat be numbered consecutively
beginning with number 1 on all future plats.
(3) That a 10 foot easement for roadway purposes be granted
to the Town adjacent to this plat along Nottingham Road.
In addition, a 5 foot temporary construction easement
shall be provided along the northerly edge of the 10 foot
easement. The temporary 5 foot easement shall remain
in effect until Nottingham Road is widened to 4 lanes in
this area and landscaping is restored by-the Town. All
setbacks and area calculations shall be calculated from
the existing property line; said easement shall not
effect area or setback calculations.
(4) That all future plats submitted after 1 year from the
date of adoption of this resolution shall comply with
the subdivision regulations in effect at that time.
(5) It is understood that the lot lines shown between lots
5 & 52A and lots 52A & 52B are approximate and may be
moved north or south up to 200 feet in either direction.
