No. 1983-05~ i RESOLUTION483= 5 SERIES OF 1983 A,RESOLUTION APPROVING A SPECIAL REVIEW USE FOR OUTSIDE STORAGE ON LOT 22, BLOCK 1, BENCHMARK SUBDIVISION WHEREAS, an application has been submitted requesting that Outside Storage be allowed on Lot 22, Block 1, Benchmark Subdivision, and, WHEREAS, the Design Review Board has held a Public Hearing on said request and determined that the proposed use complies with all requirements imposed by the Zoning Code, is consistant with the objectives and purposes of this Zoning Code and the applicable zoning distric,t;'and is designed to be compatible with surrounding land uses and uses in the area, and WHEREAS, the Design Review Board has recommended approval of the request. subject to the following conditions: (1) That the entire storage area be surrounded by a fence that conforms to the requirements of Section 17.20.180 of the Avon Municipal Code. (2) That no items shall be stored in the storage area that exceed the height of the fence. (3) That the color of both sides of the fence shall match the color of the wood on the building. Painting or staining shall be completed within 7 days of the installation of the fence. (4) That a letter from the owner of the property be submitted agreeing to the request prior to final Council action. (5) That the outside.storage shall be limited to the storage of building contractors equipment and materials. (6) The area adjacent to the designated storage area is currently undeveloped. As such, the storage area currently does not have a significant negative impact on any adjoining uses. This, however, may not be the case once development of adjoining property occurs. Therefore, Special Review Use shall be effective until June 30, 1985. NOW THEREFDRE BE IT RESOLVED that the Special Review Use for Outside Storage is hereby approved subject to the conditions listed above. DATED: APPROVED March 8th, 1983 Q_ a Sheila R.
