AN ORDINANCE AMENDING CHAPTER 1720 OF THE MUNICIPAL CODE OF
THE TOWN OF AVON TO ALLOW FOUR RESIDENTIAL UNITS PER LOT IN
CONJUNCTION WITH BUSINESS OPERATION AS A SPECIAL REVIEW USE IN
THE INDUSTRIAL AND COMMERCIAL IC ZONE DISTRICT.
BE IT ORDAINED, by the Town Council of the Town of Avon, Colorado:
Section 1 - Amendment
Section 17.20.010. C of Chapter 17.20 of Title 17 of the Municipal Code of the
Town of Avon is amended to read as follows:
C. Special Review Uses. The following uses shall be permitted in the IC District
subject to the issuance of a special use permit:
1. Four residential units per lot in conjunction with business operation,
2 Automobile or other vehicular sales and repair shops;
�. Retail sales and other personal service outlets,
4. Restaurants;
5. Public uses,
6. Outside storage areas,
7. General commercial offices.
Section 2 - Amendment
Section 1720.010. D of Chapter 17.20 of Title 17 of the Municipal code of the
Town of Avon is amended to read as follows:
D. Development Standards.
1. Minimum lot size: 0.5 acre,
2. Maximum building height: forty -eight feet;
3. Minimum building setbacks:
Front; twenty -five feet;
Side: 7.5 feet ,
Rear: ten feet;
4. Maximum site coverage: fifty percent,
5. Minimum Landscaped area: twenty percent,
6. Maximum density; four dwelling units per lot when approved as a
special review use.
Section 3 - Severability
If any part, section, sentence, clause or phrase of this Ordinance is for any reason
held to be invalid, such decision shall not effect the validity of the remaining portions of
this Ordinance, and the Town Council for the Town of Avon hereby declares it would
have passed this Ordinance and each part, section, sub - section, sentence, clause or phrase
thereof, irrespective of the fact that any one or more parts, sections sub - sections,
sentences, clauses, or phrases be declared invalid.
INTRODUCED, PASSED ON FIRST READING, APPROVED AND
ORDERED POSTED, this 28th day of March , 1995 and a public hearing
on this Ordinance shall be held at the regular meeting of the Town Council of the Town of
Avon, Colorado on the 11th day of
April , 1995 at 7:30 PM in the
Municipal Building of the Town of Avon, Colorado.

PURPOSE OF CONSIDERING THE ADOPTION OF ORDINANCE NO. 95 -8,
SERIES OF 1995:
AN ORDINANCE AMENDING CHAPTER 17.20 OF THE MUNICIPAL
CODE OF THE TOWN OF AVON TO ALLOW FOUR RESIDENTIAL
UNITS PER LOT IN CONJUNCTION WITH BUSINESS OPERATION
AS A SPECIAL REVIEW USE IN THE INDUSTRIAL AND
COMMERCIAL IC ZONE DISTRICT
A copy of said Ordinance is attached hereto, and is also on file
at the office of the Town Clerk, and may be inspected during
regular business hours.
Following this hearing, the Council may consider final passage of
this Ordinance.
