AN ORDINANCE AMENDING THE WILDRIDGE SPA PLAN BY THE TRANSFER
OF ONE RESIDENTIAL DEVELOPMENT RIGHT FROM LOT 87, BLOCK 1
WILDRIDGE SUBDIVISION, 2431 OLD TRAIL ROAD TO LOT 89, BLOCK
1, WILDRIDGE SUBDIVISION, 2485 OLD TRAIL ROAD, AND BY AMENDING
THE LAND USE OF LOT 89, BLOCK 1, WILDRIDGE SUBDIVISION FROM
MULTIPLE FAMILY USE TO THREE DUPLEX LOTS.
WHEREAS, Mr. Kenneth Sortland, the owner of Lot 87, Block 1,
Wildridge Subdivision has requested a residential development right
transfer and a change in the Spa plan to allow creation of three (3)
duplex.lots on Lot 89, Block 1, Wildridge Subdivision; and
WHEREAS, the transfer of development rights and the change of
use requires a.zoning amendment; and
WHEREAS, following such public hearing, the Planning and
Zoning Commission forwarded reports and recommendations on the
proposed Amendment to the Town Council; and
WHEREAS, as provided by law a public hearing was held before the
Town.Council on the 13th day of November, 1990, at which time the
applicant and the public were given an opportunity to express their
opinions regarding the proposed amendment; and
WHEREAS, the Avon Town Council has determined that the proposed
SPA Amendment is;
1) Consistent with the objectives and purposes of the zoning
code; and
2) Deemed.compatible with surrounding land uses and uses in the
area.
NOW, THEREFORE, BE IT ORDAINED, by the Town Council of the
Town of Avon, Colorado, that:
The Wildridge SPA plan shall be and is hereby amended by the
transfer of one residential development right from Lot 87, Block 1,
Wildridge Subdivision to Lot 89, Block 1, Wildridge Subdivision.
Hereafter Lot 87, Block 1, Wildridge Subdivision shall be assigned
two (2) development rights and Lot 89, Block 1, Wildridge Subdivision
shall be subdivided into three (3) duplex lots, each lot to be
assigned two (2) development rights, with the following condition.::

Any proposed change to the built environment of Deer Ridge,
including building color, fencing, and landscaping be reviewed
by the Planning and Zoning Commission with careful attention
paid to the compatibility of the whole project.
INTRODUCED, PASSED ON FIRST READING, APPROVED AND ORDERED POSTED,
this 13th day of November, 1990, and a public hearing shall be held
at the regular meeting of the Town Council of the Town of Avon,
on the 27th day of November, 1990 at 7:30 p. m. in the Municipal
Building of the Town of Avon, Colorado

COUNCIL OF THE TOWN OF AVON, COLORADO, AT 7:30 P.M. ON THE
27TH DAY OF NOVEMBER, 1990, AT THE TOWN HALL FOR THE PURPOSE
OF CONSIDERING THE ADOPTION OF ORDINANCE NO. 90-18, SERIES
OF 1990:
AN ORDINANCE AMENDING THE WILDRIDGE SPA PLAN BY THE TRANSFER
OF ONE RESIDENTIAL DEVELOPMENT RIGHT FROM LOT 87, BLOCK 1,
WILDRIDGE SUBDIVISION, 2431 OLD TRAIL ROAD TO LOT LOT 89,
BLOCK 1, WILDRIDGE SUBDIVISION, 2485 OLD TRAIL ROAD, AND
BY AMENDING THE LAND USE OF LOT 89, BLOCK 1, WILDRIDGE SUBDIVISION
FROM MULTIPLE FAMILY USE TO THREE DUPLEX LOTS.
A copy of said Ordinance is attached hereto, and is also on file
at the office of the Town Clerk, and may be inspected during
regular business hours.
Following this hearing the Council may consider final passage
of the Ordinance.
This notice is given and published by order of the Town Council
of the Town of Avon, Colorado.
