L5 B3 WR Site ModTown of Avon Site Modification Staff Report September 2, 1997 Planning & Zoning Commission meeting Report date August 29, 1997 Project type Storage of fill material on undeveloped lot Legal description Lot 5, Block 3, Wildridge Subdivision Zoning PUD — Residential Duplex Introduction The applicant wants to take excess fill dirt from a project now under construction, and store it on an undeveloped lot. The applicant intends to develop the lot next summer, and will be applying for design approval and building permit this fall and winter. The imported fill will be used to construct the driveway for the proposed duplex. Because of the steepness of the site, driveway construction will be an essential first step. Design Review Considerations According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission shall consider the following items in reviewing the design of this project: 1. Conformance with the Zoning Code and other applicable regulations of the Town. • Allowed use: n/a • Density: n/a • Lot Coverage: n/a • Setbacks: n/a • Easements: n/a • Building Height: n/a • Grading: The use of fill may be technically feasible; however, the impact on the site design is significantly different than that of a retaining wall. • Parking: n/a • Snow Storage: n/a • Landscaping: n/a 2. The suitability of the improvement, including type and quality of materials of which it is to be constructed and the site upon which it is to be located. See comment under "Grading" above. 3. The compatibility of the design to minimize site impacts to adjacent properties. N/A 4. The compatibility of the proposed improvements with site topography. See comment under "Grading" above. The visual appearance of any proposed improvement as viewed from adjacent and neighboring properties and public ways. See comment under "Grading" above. 6. The general conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon. See comment under "Grading" above.
