L2 BKSD Design ModMemorandum Date: August 1, 1997 To: Planning and Zoning Commission From: Karen Griffith, Town Planner Re: Lot 2, Brookside Park Subdivision, Phase II, Modification of final design The applicants have applied to modify their landscape plan. As you will recall, a large spruce tree was accidentally removed from the site. The modification is for a revised landscape plan to address the removal of the specimen Spruce tree and two Cottonwood trees. They are also requesting the removal of the remaining Cottonwood Trees located along the ditch. In their landscape architect's opinion, the trees are not attractive and unhealthy and should be replaced with planted trees having a better form and health. The applicants also request to modify the grading plan to provide a more gradual slope from the buildings to the trail. A formal grading plan will need to be submitted. The final trail location should be shown with this revised grading plan. Recommendation Staff recommends approval of the revised landscape plan. The applicants propose to install 4 25- 30 foot spruce trees to replace the spruce and two large cottonwood trees. Although it is difficult to support removal of trees, staff agrees with the landscape architect, that the trees are not attractive in their present form and will likely cause maintenance if not safety problems in the future. In staffs opinion, the site plan provides ample landscaping of the site. Recommended Motion I move to approve the landscape modification for Lot 2, Brookside Park Subdivision, as described in the application materials dated July 22, 1997 with the following conditions. Planting chart be revised to meet Town's minimum planting sizes of 2 inches for all deciduous trees and 5 gallon containers for all shrubs. 2. A formal grading plan be submitted for staff approval.
