On September 29, 1997 town staff informed the applicants that any design modifications require approval before a certificate of occupancy will be issued. The applicants are now seeking approval for the following design modifications: 1. Replacement of sliding glass doors on the rear (south) elevation to standard panel doors. 2. Elimination from the eastern unit of a cantilevered upper floor area. The exterior wall is now flush. 3. Replacement vertical siding with horizontal siding on the western unit's rear eastern wall. 4. Elimination of a shed roof overhang from the eastern unit's rear elevation. 5. Elimination of four redwood attic vents. Staff has approved the addition of a window to the western unit's upper west elevation. Design Review Considerations According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission shall consider the following items in reviewing the design of this project: 1. Conformance with the Zoning Code and other applicable regulations of the Town. 2. The suitability of the improvement, including type and quality of materials of which it is to be constructed and the site upon which it is to be located. 3. The compatibility of the design to minimize site impacts to adjacent properties. 4. The compatibility of the proposed improvements with site topography. 5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring properties and public ways. Staff supports approval of proposed modifications 1-3 listed above. However, staff does not support eliminating the eastern unit's shed roof overhang or eliminating the attic vents. The shed roof overhang provides the rear elevation verticality relief. The attic vents provide additional detailing to otherwise blank wall space. The objective that no improvement be so similar or dissimilar to others in the vicinity that values, monetary or aesthetic will be impaired. 7. The general conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon. Staff Recommendation Approve proposed design modification 1 —3 as listed above. Recommended Motion I move to approve the proposed design modifications 1 — 3 as listed in the staff report dated October 21, 1997 for Lot 70, Block 4, Wildridge Subdivision as depicted on the application and plan set dated October 14, 1997.
