An elevated deck over open ground attaches the two units. The 29,621 square foot lot is located at the northwest corner of Bear Trap and Old Trail Roads. Design Review Considerations According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission shall consider the following items in reviewing the design of this project. Staff comments are included in this section only when the design does not appear to conform to Town regulations, or where more information may be helpful 1. Conformance with the Zoning Code and other applicable regulations of the Town. • Building Height: Proposed: 33'6". 35 feet maximum allowed. • Grading: Grading Plan needs to show details of proposed grading on East Side of driveway. Also, as drawn, grading in driveway will drain into the east duplex unit. • Landscaping: there are some larger existing shrubs on the site that the plan states will be transplanted. Staff supports the applicant's efforts to retain existing vegetation. The neighbor to the west has landscaped a portion of the western property. If the neighbor does not remove this encroachment, it should be retained, as it is an attractive planting area. 2. The suitability of the improvement, including type and quality of materials including materials of which it is to be constructed and the site upon which it is to be located. 3. The compatibility of the design to minimize site impacts to adjacent properties. The attachment of the units with the elevated deck results in the building covering a larger portion of the site than a more conventionally attached duplex. 4. The compatibility of the proposed improvements with site topography. 5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring properties and public ways. The objective that no improvement be so similar or dissimilar to others in the vicinity that values, monetary or aesthetic will be impaired. The building utilizes materials and architectural elements commonly found throughout the neighborhood while maintaining a unique design. 7. The general conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon. Staff Recommendation Approve with conditions in recommended motion Recommended Motion I move to approve final design for a residential duplex on Lot 26, Block 2, Wildridge Subdivision, as depicted on plans dated received September 22, 1997, subject to final grading and drainage being reviewed and approved by staff prior to issuance of building permit.
