The site is a corner lot, and has 25 -foot front yard setbacks on both Old Trail Road and June Creek Trail. The site slopes gently towards the northeast. Design Review Considerations According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission shall consider the following items in reviewing the design of this project: 1. Conformance with the Zoning Code and other applicable regulations of the Town. • Parking: The 8 garage and the 3 guest spaces exceed the required 10 spaces. • Grading: The driveway grades directly in front of the garages exceed the allowable maximum 8%. Staff believes, however, that the project can easily be adjusted at the building permit phase to bring the project into compliance. • Snow Storage: Submitted plans show snow storage area equal to the minimum standard of 20% of the proposed impermeable surface area. • Landscaping: Staff suggests adding 2 coniferous trees north of the guest parking spaces to screen headlights from the neighboring residence. 2. The suitability of the improvement, including type and quality of materials of which it is to be constructed and the site upon which it is to be located. 3. The compatibility of the design to minimize site impacts to adjacent properties. 4. The compatibility of the proposed improvements with site topography. The four units step with the site and are oriented with the grade. Limits of disturbance are acceptable. 5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring properties and public ways. 6. The objective that no improvement be so similar or dissimilar to others in the vicinity that values, monetary or aesthetic will be impaired. The general conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon. Staff Recommendation Based upon the project's conformance with the above design review considerations staff recommends final design approval with conditions. Recommended Motion "I move to approve final design for the residential fourplex for Lot 25, Block 2, Wildridge Subdivision as depicted on the application and plan set dated April 1, 1998, with the following conditions: 1. The driveway not exceed an 8% grade. 2. Two additional deciduous trees be added immediately north of the guest parking spaces."
