Re: Buildings G & I, Lot 4, Nottingham Station, Canyon Run — Final Design
The Planning & Zoning Commission approved Building H of the Canyon Run project on
February 17, 1998, and tabled final design review of Buildings G & I pending resolution of final
site plan and grading issues. Staff has subsequently completed its review of Building G & I's
latest revised site and grading plans and found them to be in accordance with Town regulations
and guidelines.
Staff Recommendation:
Staff recommends final design approval for Buildings G & I of Lot 4, Nottingham Station, as
presented on the plans dated February 10, 1998, with the following conditions:
1. The applicant provide signage identifying trail location and routing trail users away from
neighboring private property east of Building I. Location and type of signage requires Town
staff's approval.
2. If the three buildings are to be completed in separate phases, a phasing plan indicating all
improvements, to include landscaping, for each specific phase requires Town staff s approval
prior to the issuance of any TCO's or CO's.
3. Protective and erosion control fencing shall be installed and inspected prior to the
commencement of any construction activities along the "no disturb line" as shown on the
Nottingham Station PUD Amendment No. 3 Zoning Plat and no site disturbance shall be
allowed beyond this line or within any wetland areas as verified by the US Army Corps of
Engineers.
4. All protective and erosion control fencing shall be maintained until complete revegetation of
all applicable slopes has occurred.
