L3 B3 BMBC MSP AmendPLANNING AND ZONING COMMISSION STAF1 __EPORT January 17, 1995 Lot 3, Block 3, Benchmark at Beaver Creek Westgate Building Final Design Review -Modification to the Master Sign Program PROJECT TYPE: Master Sign Program Modification ZONING: PUD COMPLIES WITH ZONING? Yes INTRODUCTION Westgate received approval of their Master Sign Program on October 4, 1994, and was modified on December 6, 1994, for the addition of one 30 square foot sign for the Landing Restaurant. The Landing restaurant is requesting to modify the Master Sign Program further, by changing the color of the tubing from white to teal. This would give a teal glow at night. The other colors comply with the Master Sign Program. STAFF COMMENTS The introduction of a new color would not fit with the approved Master Sign Program. The addition of different colors defeats the purpose of a Master Sign Program, which is uniform treatment of the signs in material, color and type. A Master Sign Program, also, grants more sign area than allowed under code if the signs are uniform. The Landing Restaurant received approval to modify the sign program by adding an additional 30 square foot sign. By this modification the Master Sign Program will no longer maintain uniform treatment. STAFF RECOMMENDATION: Staff recommends the Commission denies the requested modification to the Master Sign Program. RECOMMENDED ACTION: 1. Introduce Application 2. Applicant Presentation 3.
