RECOMMENDED ACTION
Approve final design review for Lot 40, Block 1, Wildridge, with the following conditions:
1. The flues, flashings and vents be painted to match the color scheme of the building.
2. Meters be placed on the building.
3. The landscape material be located out of the sight triangle.
4. The applicant/developer provide to the Town of Avon, Holy Cross permission for
the placement of the trash enclosure in the 100' UTE easement prior to the issuance
of a building permit.
5. Engineering concerns be addressed prior to the issuance of a building permit.
INTRODUCTION:
Mr. Jeff Cohen has submitted plans fro final design review of a six-plex on Lot 79. The
six-plex will contain three levels and stand approximately 33 1/2' high.

Final Design Review
The landscape plan will consist of the following:
Aspen 9 2" caliper,
Blue Spruce 7 8' high
Cottonwood 7 3" caliper
Kentucky bluegrass is proposed. Irrigation is not indicated.
STAFF COMMENTS:
Site Plan Comments:
The site plan indicates the trash enclosures in the 100' Colorado UTE easement. The
applicant should be aware that permission from Holy Cross Electric will be needed for the
placement of the trash enclosure in the easement. A copy of the permission must
accompany a building permit.
Drainage appears to flow into the building on the north side of unit Al. The drainage
should flow around the building and into the culvert.
The drainage in front of the units need clarification. Flow appears to occur in front of the
garages.
The applicant will have to work out any other Engineering concerns, should they arise.
Landscape Plan Comments:
The landscape plan includes cottonwoods, which are not native to the Wildridge area. A
suggestion would be to utilize native bushes in place of cottonwoods, which require a lot
water to maintain.
The proposed spruce trees are located in the site triangle. If the trees are shifted away
from the street, they will no longer be in the triangle.
The addition of native bushes would enhance the proposed landscape plan.
Design Comments:
The design has been modified to include dormers in the roof, over the garages. However,
there appears to be a potential for snow shedding over the main entry ways. If smaller
dormers were added over the main entry ways, it would help with snow shedding and add
more architectural character.

DESIGN REVIEW CONSIDERATIONS:
The Commission shall consider the following items in reviewing the design of this project:
1. Conformance with the Zoning Code and other applicable regulations of the
Town.
2. The suitability of the improvement, including type and quality of materials of
which it is to be constructed and the site upon which it is to be located.
3. The compatibility of the design to minimize site impacts to adjacent properties.
4. The compatibility of the proposed improvements with site topography.
5. The visual appearance of any proposed improvement as viewed from adjacent
and neighboring properties and public ways.
6. The objective that no improvement be so similar or dissimilar to others in the
vicinity that values, monetary or aesthetic will be impaired.
7. The general conformance of the proposed improvements with the adopted Goals,
Policies and Programs for the Town of Avon.
