RECOMMENDED ACTION
Approve Lot 14/15, Block 1, Benchmark at Beaver Creek building lighting.
HISTORY
The building lighting for this project was denied at the February 21, 1995 Commission
meeting. The applicant has resubmitted a lighting plan for Commission review and
approval.
INTRODUCTION
The applicant has submitted a revised site and building lighting plan. It calls for five types
of lights on and at various parts of the site and building. All will be high pressure sodium
except for the lights over the stairs on the ends of the buildings.
STAFF COMMENTS
The lighting plan is as follows:
First Floor -East Elevation
4 lights
100 watts High Pressure Sodium (Type A)
First Floor -West Elevation
4 lights
35 watts High Pressure Sodium (Type B)
Second Floor -East Elevation
6 lights
70 watts High Pressure Sodium (Type E)
Stairways
7 lights
40 watts Incandescent (Type D)
Site lighting
3, 14' high
150 watts High Pressure Sodium (Type C)
The lights are shielded and directed down.
DESIGN REVIEW CONSIDERATIONS:
The Commission shall consider the following items in reviewing the modifications:
1. Conformance with the Zoning Code and other applicable regulations of the
Town.

2. The suitability of the improvement, including type and quality of materials of
which it is to be constructed and the site upon which it is to be located.
3. The compatibility of the design to minimize site impacts to adjacent properties.
4. The compatibility of the proposed improvements with site topography.
5. The visual appearance of any proposed improvement as viewed from adjacent
and neighboring properties and public ways.
6. The objective that no improvement be so similar or dissimilar to others in the
vicinity that values, monetary or aesthetic will be impaired.
7. The general conformance of the proposed improvements with the adopted Goals,
Policies and Programs for the Town of Avon.
