L7 B4 WR Duplex DesignPlanning & Zoning Commission Staff Report Submitted for the June 20, 1995 meeting Date June 15, 1995 Review Type Final Design Project Type Duplex Location Lot 7, Block 4, Wildridge Subdivision Introduction The building site is a narrow, southwest -facing lot of 1.46 acres that slopes up from the Wildridge Road. Existing vegetation is fairly uniform, including sagebrush and other dryland species. The proposed structure is a southwest -style duplex, 3380 sT on the east unit, and 2490 s.f on the west unit. Roofing is flat, with F ballast; exterior walls are of sand colored stucco; landscaping is primarily native vegetation. Copies of the application and plan set are attached for your review. Staff Comments The Commission reviewed this project on May 16, 1995. Comments were generally positive; concerns focused on the "mirror imaging" of the building, and on the blank West elevation. The applicant has revised the front elevation, added two windows to West elevation and some scuppers to the parapet. Design Review Considerations Since this is a concept review in a work session, formal action by the Commission is not appropriate. Staff recommends that any concept design comments by the Commission be in the context of the review criteria in the Commission's Procedures, Rules & Regulations, Section 6.10: 1. Conformance with the Zoning Code and other applicable regulations of the Town. 2. The suitability of the improvement, including type and quality of materials of which it is to be constructed and the site upon which it is to be located. 3. The compatibility of the design to minimize site impacts to adjacent properties. 4. The compatibility of the proposed improvements with site topography. 5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring properties and public ways. 6. The objective that no improvement be so similar or dissimilar to others in the vicinity that values, monetary or aesthetic will be impaired. 7.
