L20 B3 WR Duplex Design (2)Planning & Zoning Commission Staff Report Submitted for the June 20, 1995 meeting Date June 16, 1995 Review Type Final Design Review Project Type Duplex, new construction Location Lot 20, Block 3, Wildridge Subdivision Introduction This is a design modification for a residential duplex. The modifications to the building include a new roofline and sod roofing. Modifications to the site include new retaining walls along the driveway. Staff Comments This project was approved by the Commission on May 16th. The driveway on the revised plan now encroaches on the utility and drainage easement to the east, and south. At a minimum, the excavation for this alignment will encroach on adjacent properties, plus the easements are effectively reduced in width. Recommended Action Regarding the building modifications, staff has no recommendation. Regarding the driveway modifications, however, staff recommends that the driveway be restored to the alignment as approved. Recommended Procedure 1. Introduce Application 2. Applicant Presentation 3.
