L49 B1 BMBC Design ModificationTown of Avon Planning & Zoning Commission Staff Report: Final Design Review Submitted for the August 15, 1995 meeting Date August 10, 1995 Project Type Design modification Legal Description Lot 49, Block 1, Benchmark at Beaver Creek Subdivision Zoning Planned Unit Development Introduction The applicants are requesting approval to modify their condominium by covering an existing cantilevered deck to extend their living room. Staff Comments Examination of the architectural drawings for the proposed modification appear to show a continuance of the existing general design themes. • The extended wall on the south facing elevation would maintain a similar window configuration, with the only variation being a slightly larger casement window. • The roof would be extended out and would maintain the existing slope. • On the east elevation, the proposed wall extension would feature a new fixed window unit. • Materials and colors would match those already existing on the building. Design Review Considerations According to the Commission's Procedures, Rules & Regulations, Section 6.10, the Commission shall consider the following items in reviewing the design of this project: 1. Conformance with the Zoning Code and other applicable regulations of the Town. 2. The suitability of the improvement, including type and quality of materials of which it is to be constructed and the site upon which it is to be located. 3. The compatibility of the design to minimize site impacts to adjacent properties. 4. The compatibility of the proposed improvements with site topography. 5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring properties and public ways. 6. The objective that no improvement be so similar or dissimilar to others in the vicinity that values, monetary or aesthetic will be impaired. 7. The general conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon. L.49,19a I.
