L30 B2 BMBC ModificationTown of Avon Planning & Zoning Commission Staff Report: Final Design Review Submitted for the August 15, 1995 meeting Date August 10, 1995 Project Type Modification to an existing single family residence Legal Description Lot 30, Block 2, Wildridge Subdivision Zoning PUD Introduction On September 20, 1994 the Planning & Zoning Commission granted final design approval with conditions to this single family residence. The structure is currently under construction. The applicant is now submitting an application to modify the approved siding on the lower level of the building from the originally approved Rainbow Rock stone veneer to an off white stucco finish. Staff Comments The proposed off white stucco finish appears compatible with the approved cedar siding and is similar to other approved stucco finishes throughout the Wildridge Subdivision. Design Review Considerations According to the Commission's Procedures, Rules & Regulations, Section 6.10, the Commission shall consider the following items in reviewing the design of this project: 1. Conformance with the Zoning Code and other applicable regulations of the Town. 2. The suitability of the improvement, including type and quality of materials of which it is to be constructed and the site upon which it is to be located. 3. The compatibility of the design to minimize site impacts to adjacent properties. 4. The compatibility of the proposed improvements with site topography. 5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring properties and public ways. 6. The objective that no improvement be so similar or dissimilar to others in the vicinity that values, monetary or aesthetic will be impaired. 7. The general conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon. Staff Recommendation Approve the proposed modification as presented.
