L71 B4 WR Duplex DesignPlanning & Zoning Commission Staff Report Submitted for the August 1, 1995 meeting Date July 24, 1995 Review Type Final Design Review Project Type Duplex Residence Location Lot 71, Block 4, Wildridge Subdivision Introduction At the July 18, 1995 meeting, the Commission commented favorably on the building design; the key issue was the intrusion of the wall into the building setback. Staff Comments 1. The curvilinear wall has been moved out of the side yard setback and part of the wall has been reduced to a boulder wall, which is not required to meet the setback. 2. The stucco material meets the design guidelines suggestion of being of a material that blends in with the natural environment. Each unit has a separate style, avoiding a "mirrored" image. 3. The curvilinear rock wall and landscaping in front of the units meet landscape guidelines by reducing the visual dominance of the building. The planter between the garages breaks up the length of the garage doors. 4. The driveway grades meet the Town requirements. The slope maintenance and snow storage easement adjacent to the street has been maintained. 5. Consistent with landscape guidelines, an attractive garden in front of the home and trees help screen visually soften the length of the structure.
