L1 B2 WR Fourplex DesignPlanning & Zoning Commission Staff Report Submitted for the August 1, 1995 meeting Date July 25, 1995 Review Type Final Design Review Project Type Fourplex Location Lot 1, Block 2, Wildridge Subdivision Introduction This is a 1535 s.f per unit fourplex on a steep, southeast -facing 1.39 acre lot on Old Trail Road. The design is basically a repetition of one unit, with the structure aligned with the slope. The Commission reviewed the concept design at the June 20, 1995 meeting, and suggested the more visual interest to the units, using additional windows and perhaps dormers Each unit should have a slightly different design and color to avoid repetition. The applicant has since added bay windows to all units, as well as alternating shed and gable roofs. Staff Comments 1. The revised landscape plan features planters with trees and shrubs to break up the length of the buildings, trees to soften the buildings and individualize the units. 2. The slope south of the driveway exceeds a 2:1 slope; the grading plan needs to be reworked. 3. A dumpster screen needs to be shown on the plan. 4. All utility easement connections need to be shown. 5. The snow maintenanceeasement is now free and clear of obstructions. 6. The building heights are approximately 27 feet and therefore within the 35 foot maximum. Staff Recommendations Approval, with the condition that a building permit not be issued until staff determines that the grading plan meets Town slope requirements.
