The applicant wants to construct a five level, 3,130 square foot single family house. The proposed
design is contemporary, with stucco siding and a cedar shake shingle roof. The site is a steep, .82
acre lot with some slopes exceeding 50 percent.
Staff Comments
1. Site design conforms with steep slope guidelines in that the house is located on a relatively
level part of the site and necessary grading has been minimized. However, the driveway is
located less than three feet from the adjacent lot line and proposes grading to within two feet
of the driveway.
2. The design meets setback requirements. Easements are free of encroachments.
3. The building height is within the 35 -foot height limitation.
4. Site disturbance is minimized by grouping underground utilities as much as possible.
5. Landscaping requirements have been met and the proposed landscaping compliments the
house.
6. Disturbed slopes conform to the maximum 2:1 slope limit.
7. The driveway meets the maximum grade requirement.
8. The driveway is only 10 feet wide.
Design Review Considerations
According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission
shall consider the following items in reviewing the design of this project:
1. Conformance with the Zoning Code and other applicable regulations of the Town.
2. The suitability of the improvement, including type and quality of materials of which it is to be
constructed and the site upon which it is to be located.
3. The compatibility of the design to minimize site impacts to adjacent properties.
4. The compatibility of the proposed improvements with site topography.
5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring
properties and public ways.
6. The objective that no improvement be so similar or dissimilar to others in the vicinity that
values, monetary or aesthetic will be impaired.
7. The general conformance of the proposed improvements with the adopted Goals, Policies and
Programs for the Town of Avon.
Staff Recommendation
Staff recommends the following conditions of approval to be reviewed and approved by staff prior
to application for building permit;
1. The driveway be moved five feet north away from the neighbors property.
2. The driveway width be increased to 12 feet.
3. The house be moved at least five feet to the north to accommodate relocation of the driveway.
4. Clearly show the limits of site disturbance along the eastern property line.
