RECOMMENDED ACTION
Approve final design review for Lot 37, Block 2, Wildridge, with the following conditions:
1. The flues, flashings and vents be painted to match the color scheme of the building.
2. The building lighting be approved by staff prior to issuance of a building permit.
3. Revegetation include native bushes.
4. Meters be placed on the building.
5. The landscape material be located out of snow storage easement.
6. Engineering concerns be addressed prior to the issuance of a building permit.
INTRODUCTION:
Mr. Michael Sanner has submitted plans for Final Design Review approval of a duplex on
lot 37, which is .75 acres. The site slopes to the southwest at approximately 27%. The
duplex will contain two levels and varies in height, with the tallest point at 33 1/2' high.
The duplex will consist of the following materials:

The landscape plan will consist of the following:
Aspen 14 2 1/2-3 1/2" diameter,
Blue Spruce 5 6-10' high
Shrubs 30 5 gallon
The existing sage will be transplanted, if possible. There will be a combination of drip and
spray irrigation system.
STAFF COMMENTS:
T-111 is being proposed. The Commission has established a policy on the use of T-111,
attached to this report, and this application meets the policy guidelines.
Two aspens are indicated on the 10' Slope Maintenance, Snow Storage, Drainage
easement. These aspens should be removed to prevent any damage to the trees. They
should be located out of the easement.
Exterior building lighting is not indicated. The applicant must receive approval from Staff
for the exterior lighting.
Revegetation of the utility cuts and site disturbance must include native bushes, in addition
to native grass and wildflower mix. This may be done through the landscape plan, which
includes native bushes.
The applicant will have to work out Engineering concerns, should they arise.
DESIGN REVIEW CONSIDERATIONS:
The Commission shall consider the following items in reviewing the design of this project:
1. Conformance with the Zoning Code and other applicable regulations of the
Town.
2. The suitability of the improvement, including type and quality of materials of
which it is to be constructed and the site upon which it is to be located.
3. The compatibility of the design to minimize site impacts to adjacent properties.
4. The compatibility of the proposed improvements with site topography.

5. The visual appearance of any proposed improvement as viewed from adjacent
and neighboring properties and public ways.
6. The objective that no improvement be so similar or dissimilar to others in the
vicinity that values, monetary or aesthetic will be impaired.
7. The general conformance of the proposed improvements with the adopted Goals,
Policies and Programs for the Town of Avon.
