RECOMMENDED ACTION
Approve the addition for Lot 12, Filing 1, Eaglebend.
INTRODUCTION:
Brian Judge, on behalf of the owners, has submitted plans for a 480 square foot addition
to the east unit of the duplex. It will be constructed over the existing garage.
HISTORY
At the December 20, 1994, Commission meeting, this addition was denied due to the
blank west facing wall. This revised application shows the addition of windows and the
lowering of the roof.
STAFF COMMENTS:
The west wall has been broken up by the addition of windows and lowering the roof line.
Windows may not be allowed under the Uniform Building Code, due to proximity to the
lot line. Staff suggests the Commission review the west wall without the placement of the
windows.
The addition will consist of a master bedroom, bathroom and closet. All new materials
and color will match the existing materials and colors. The window styles will be
generally the same with the exception of the window on the north and east. They have a
peaked element not constructed on other windows. The existing windows have a flat plain
above them. The peaked element introduces a new style for the window, however, the
roofs are peaked.
DESIGN REVIEW CONSIDERATIONS:
The Commission shall consider the following items in reviewing the design of this project:
1. Conformance with the Zoning Code and other applicable regulations of the
Town.
2. The suitability of the improvement, including type and quality of materials of
which it is to be constructed and the site upon which it is to be located.

3. The compatibility of the design to minimize site impacts to adjacent properties.
4. The compatibility of the proposed improvements with site topography.
5. The visual appearance of any proposed improvement as viewed from adjacent
and neighboring properties and public ways.
6. The objective that no improvement be so similar or dissimilar to others in the
vicinity that values, monetary or aesthetic will be impaired.
7. The general conformance of the proposed improvements with the adopted Goals,
Policies and Programs for the Town of Avon.
