L64 B3 WR Home DesignPlanning & Zoning Commission Staff Report Submitted for the May 2, 1995 meeting Date Approval requested Project Type Location Zoning 27 April, 1995 Final Design Review Residential - new construction Lot 64, Block 3, Wildridge Subdivision PUD Allowed Use Category Residential Duplex Introduction This is a single family residence on a site with an average slope of more than 35%. The building has a flat roof, siding is a combination of stucco on the large planes of the building with horizontal wood siding on the recessed portions. Retaining walls have been used to minimize site disturbance. Staff Comments The structure meets all setback and height requirements, and the driveway averages around 6% slope. The grading plan, however, still does not clearly distinguish between existing and modified grade, as pointed in Mary Holden's March 30 staff comments. Also, neither the building sections nor the elevations show the retaining walls. Design Review Considerations According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission shall consider the following items in reviewing the design of this project: 1. Conformance with the Zoning Code and other applicable regulations of the Town. 2. The suitability of the improvement, including type and quality of materials of which it is to be constructed and the site upon which it is to be located. 3. The compatibility of the design to minimize site impacts to adjacent properties. 4. The compatibility of the proposed improvements with site topography. 5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring properties and public ways. 6. The objective that no improvement be so similar or dissimilar to others in the vicinity that values, monetary or aesthetic will be impaired. 7. The general conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon.
