Introduction
This project is a modification of an existing duplex. The proposed additions are to the East unit
(on Parcel B) only. The exterior modifications include a single -story extension (family room) and
deck on the east elevation, and a single -story extension of the main entry on the south elevation.
Two large fixed windows on the north elevation have also been replaced with a casement style
egress window on the upper level, and a smaller fixed window on the lower level. Interior
changes include a new bedroom and storage space on the upper and loft levels. All materials
match the existing structure. The two exterior additions total 443 s.f. The application, building
and landscape materials lists and plan set are attached for your review.
Staff Comments
The additions including the deck meet all building setback requirements, and the materials match
those on the existing structure. The exterior changes are small in scale compared to the main
structure. Staff will contact the applicant prior to the meeting to discuss the parking layout, as it
isn't clear that there is sufficient parking on site.
As the attached letter indicates, the applicants will enter into a formalized agreement with the
owners of the west unit and Parcel A per the Wildridge covenants.
Design Review Considerations
According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission
shall consider the following items in reviewing the design of this project:
1. Conformance with the Zoning Code and other applicable regulations of the Town.
2. The suitability of the improvement, including type and quality of materials of which it is to be
constructed and the site upon which it is to be located.
3. The compatibility of the design to minimize site impacts to adjacent properties.
4. The compatibility of the proposed improvements with site topography.
5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring
properties and public ways.

6. The objective that no improvement be so similar or dissimilar to others in the vicinity that
values, monetary or aesthetic will be impaired.
7. The general conformance of the proposed improvements with the adopted Goals, Policies and
Programs for the Town of Avon.
Recommended Action
Once the parking issue is clarified, staff recommends approval as presented, to become final upon
execution of a modified party wall agreement with the owners of Parcel A.
