Block 1, Wildridge Subdivision PUD Allowed Use Category Residential, Duplex Introduction This project is a new 3107 s.f. duplex, 1553 s.f per side, not including garages. The proposed siding materials include wood shingles on the upper level, Masonite on the main level and stucco on the lower level. Roofing is architectural fiberglass shingles. Flues and flashing are painted galvanized metal. The application, building and landscape materials lists and plan set are attached for your review. Staff Comments This project was originally reviewed by the Commission on March 21, 1995. Based on the Commission's and staffs comments, the applicant redesigned the building and access. The building no longer presents a mirror image, and to reduce the prominence of the garages, one garage and associated entryway have been moved from the south elevation to the west elevation. Vehicle access to this lot is via a shared driveway easement with Lot 88 (easement document attached), which in turn connects with Old Trail Road. Vehicles would turn around, if necessary, by backing out from either driveway onto the shared driveway, then proceeding to Old Trail Road. The Commission has expressed some concern over the use of Masonite siding on other structures. The Wildridge Subdivision Architectural and Landscape Design Guidelines expressly prohibit this material. However, the Town's Design Procedures, Rules & Regulations, Section 6.25 C. "Building Materials", specifically describe a number of "normally disallowed materials," but Masonite and similar products are not mentioned. The Wildridge covenants were adopted in 1979; the Town's regulations in 1987. Design Review Considerations According to the Design Procedures, Rules & Regulations, Section 6. 10, the Commission shall consider the following items in reviewing the design of this project: 1. The suitability of the improvement, including type and quality of materials of which it is to be constructed and the site upon which it is to be located. 3. The compatibility of the design to minimize site impacts to adjacent properties. 4. The compatibility of the proposed improvements with site topography. 5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring properties and public ways. 6. The objective that no improvement be so similar or dissimilar to others in the vicinity that values, monetary or aesthetic will be impaired. 7. The Qeneral conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon. Recommended Action Staff has no specific recommendation on the choice of siding material. Once that question has been resolved, Staff recommends approval as presented. Recommended Procedure 1.
