L9 B1 BMBC Material ModPlanning & Zoning Commission Staff Report Submitted for the May 2, 1995 meeting Date 27 April, 1995 Approval Requested Final Design Review Project Type Modification: new roofing material Location Lot 9 Bl. 3 Benchmark at Beaver Creek Subdivision (Sunridge Phase I) Zoning Residential High Density (RHD) Allowed Use Category Apartments/condominiums Introduction This project involves the removal of the existing wood shake roof and replacement with an architectural fiberglass shingle (Tamko Heritage II Shadowtone Series - Rustic Slate). A sample will be provided at the meeting. Staff Comments The proposed modification appears to be consistent with the design guidelines, and probably present a somewhat safer alternative than wood shake roofing. Design Review Considerations According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission shall consider the following items in reviewing the design of this project: 1. Conformance with the Zoning Code and other applicable regulations of the Town. 2. The suitability of the improvement, including type and quality of materials of which it is to be constructed and the site upon which it is to be located. 3. The compatibility of the design to minimize site impacts to adjacent properties. 4. The compatibility of the proposed improvements with site topography. 5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring properties and public ways. 6. The objective that no improvement be so similar or dissimilar to others in the vicinity that values, monetary or aesthetic will be impaired. 7. The general conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon. Recommended Action Approve as presented.
