Introduction This is a minor architectural design revision to a project approved by the Commission on June 21, 1994. The overall square footage of the project has decreased from 19, 529 sT to 19, 445 s.f. The overall height and bulk of the buildings is nearly identical, but some modifications have been made to roof lines as well as window and door openings. Staff Comments The proposed architectural design changes are relatively minor. One parking lot access drive is now located opposite the Christy Lodge driveway on E. Beaver Creek Blvd., per Condition 41 of the June 21, 1994 approval. Off-street parking meets the minimum requirement. Snow storage, however, has not been identified on the plan, nor are the calculations shown on the plan as per the original approval. Landscaping and drainage, per the original conditions, have yet to be addressed. Design Review Considerations According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission shall consider the following items in reviewing the design of this project: Conformance with the Zoning Code and other applicable regulations of the Town. 2. The suitability of the improvement, including type and quality of materials of which it is to be constructed and the site upon which it is to be located. 3. The compatibility of the design to minimize site impacts to adjacent properties. 4. The compatibility of the proposed improvements with site topography. 5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring properties and public ways. 6. The objective that no improvement be so similar or dissimilar to others in the vicinity that values, monetary or aesthetic will be impaired. 1,2413UBM.DOC Lot 24, Block 2, Benchmark. The general conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon. Recommended Action Approve architectural changes as presented, with conditions 2 through 7 of the June 21, 1994 approval retained, and as well as the condition that snow storage meet minimum requirements and be delineated on the site plan. The landscape plant material and lighting meet the minimum Town of Avon standards. 2. The meters be placed on the buildings. 3. Flues, flashings and vents have a finished surface to match the color scheme of the building. 4. The sidewalk be a minimum of 6' in width. 5.
