The native vegetation is relatively undisturbed. The project is a full -log single family home, with stucco lower level siding, and an asphalt shingle roof. The house is placed to minimize site disturbance and facilitate driveway access. Native plant materials are proposed for landscaping. Staff Comments As discussed at the concept design review last meeting, the hammerhead encroaches on the slope easement adjacent to the right-of-way. The applicant has shortened the hammerhead so that encroachment is minimal. Because of the slope aspect and the separation from the street, staff is satisfied that this is a viable solution. The only alternative would be to force the hammerhead to the uphill (east) side of the driveway, resulting in much more site disturbance with no apparent value added. Design Review Considerations According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission shall consider the following items in reviewing the design of this project: 1. Conformance with the Zoning Code and other applicable regulations of the Town. 2. The suitability of the improvement, including type and quality of materials of which it is to be constructed and the site upon which it is to be located. 3. The compatibility of the design to minimize site impacts to adjacent properties. 4. The compatibility of the proposed improvements with site topography. 5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring properties and public ways. 6. The objective that no improvement be so similar or dissimilar to others in the vicinity that values, monetary or aesthetic will be impaired. The general conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon. Recommended Action Approve as presented. Recommended Procedure 1.
