L2 ATSQ Conditions for ApprovalPLANNING AND c,ONING COMMISSION STAFF REi ORT April 4, 1995 Lot 2, Avon Town Square Retail/Office Building Final Design Review -Condition of Approval and Modification PROJECT TYPE: Retail/Office ZONING: TC COMPLIES WITH ZONING? Yes STAFF RECOMMENDATION: Approve the modification to the site, the south building elevation and the landscape plan as presented. INTRODUCTION: The applicant received Final Design Review approval on March 7, 1995, with a condition of approval that the landscape plan be brought back for Commission review and approval. The applicant has submitted a revised landscape plan and modifications to the south elevation and the site. The south elevation modification consists of doors being added for emergency egress (elevation included) and the site modification is the loading berth has been shifted to the east portion of the building. STAFF ANALYSIS: The modifications to the building and site will improve the overall project. The landscape plan has been modified by the addition of plant material located throughout the site. The west portion will be seeded with native grasses, but no formal planting. DESIGN REVIEW CONSIDERATIONS: The Commission shall consider the following items in reviewing the this request: 1. Conformance with the Zoning Code and other applicable regulations of the Town. 2. The suitability of the improvement, including type and quality of materials of which it is to be constructed and the site upon which it is to be located. 3. The compatibility of the design to minimize site impacts to adjacent properties. 4. The compatibility of the proposed improvements with site topography. The visual appearance of any proposed improvement as viewed from adjacent and neighboring properties and public ways. 6. The objective that no improvement be so similar or dissimilar to others in the vicinity that values, monetary or aesthetic will be impaired. 7.
