RECOMMENDED ACTION
Staff recommends the Commission deny Final Design Review for Lot 73, Block 1,
Wildridge based on non-compliance with the maximum building height.
INTRODUCTION:
Paul and Holly Klein have submitted plans for final design review of a single family
residence with an accessory unit. The residence will three levels and stand approximately
37' high.
Building materials, colors and landscape materials are attached to the report.
STAFF COMMENTS:
The building height is 37', which is two feet over the allowed height. The lot has average
slopes of 20% and when calculating the side elevation heights, it is 37'.
Landscape material must meet minimum size requirements. The ponderosa pines must be
a minimum of 6'.
Grading is taking place from lot line to lot line. A construction and erosion control fence
must be installed prior to any site disturbance.
Exterior building lighting is not indicated. The applicant must receive approval from Staff
for the exterior lighting.
Revegetation of the utility cuts and site disturbance must include native bushes, in addition
to native grass and wildflower mix. This may be done through the landscape plan, which
includes native bushes.
DESIGN REVIEW CONSIDERATIONS:
The Commission shall consider the following items in reviewing the design of this project:

Final Design Review
1. Conformance with the Zoning Code and other applicable regulations of the
Town.
2. The suitability of the improvement, including type and quality of materials of
which it is to be constructed and the site upon which it is to be located.
3. The compatibility of the design to minimize site impacts to adjacent properties.
4. The compatibility of the proposed improvements with site topography.
5. The visual appearance of any proposed improvement as viewed from adjacent
and neighboring properties and public ways.
6. The objective that no improvement be so similar or dissimilar to others in the
vicinity that values, monetary or aesthetic will be impaired.
7. The general conformance of the proposed improvements with the adopted Goals,
Policies and Programs for the Town of Avon.
