To change the horizontal stained cedar siding to board and batten siding. 2. To change the window frame color from Gray to Tan. 3. To add an arched window on the east unit. The submitted asphalt roof sample is darker than the approved Gray asphalt shingle. The stucco sample # 257 is Gray, whereas the approved color is Beige. The board and batten siding is shown on the approved plans in a limited area on the garage gables. The applicants now propose to replace the cedar siding with the Board and Batten. They are also proposing to remove the Board and Batten trim on the south elevation of the garage. The trim detail on the east duplex has also changed to a provide trim above the entry way, whereas a window was previously in this location. One window has been removed from the garage on the east elevation. Design Review Considerations According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission shall consider the following items in reviewing the design of this project: 1. Conformance with the Zoning Code and other applicable regulations of the Town. The proposed changes in materials do not affect the project's conformance with the Zoning Code. 2. The suitability of the improvement, including type and quality of materials of which it is to be constructed and the site upon which it is to be located. The materials are compatible with the building site. The compatibility of the design to minimize site impacts to adjacent properties. The board and batten siding has been installed on other homes in the neighborhood. It is compatible with the homes in the area. 4. The compatibility of the proposed improvements with site topography. Not applicable. 5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring properties and public ways. The change from the cedar lap siding to board and batten siding will result in a more rustic look of the structure. Staff recommends that the board and batten trim remain on the south elevation of the garage on the west duplex to add more visual interest to this garage wall from Wildridge road. The new materials will still be attractive when viewed from adjacent properties and roads with this one change. 6. The objective that no improvement be so similar or dissimilar to others in the vicinity that values, monetary or aesthetic will be impaired. Not applicable. 7. The general conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon. Not applicable Staff Recommendation Approve, with conditions. Recommended Motion Approve the color and materials modification for Lot 41, Block 2, Wildridge Subdivision, as shown on the application dated March 19, 1996, subject to the following conditions: 1. All flues, flashings and other galvanized metal will be painted to match surrounding materials. 2. The manufacturer, paint color, and number be provided on the elevations and on the color board. 3. The board and batten trim be restored to the north elevation on the garage as shown on the existing approved plans. This roofing material and its associated color conforms to the Design Guidelines and has been applied throughout the Town.
