L4 NTST Design ModTown of Avon Final Design Staff Rortep July 16, 1996 Planning & Zoning Commission meeting Report date July 12, 1996 Project type Modification of Building D envelope - Canyon Run Legal description Lot 4, Nottingham Station Subdivision Zoning PUD Address 200 Hurd Lane Introduction The proposed adjustment shifts the envelopes between Buildings C and D of Canyon Run to the west by approximately 2 feet. This will accommodate Building D, which is west of its original location, and maintain the minimum distance between these building envelopes required by the original PUD.. Design Review Considerations According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission shall consider the following items in reviewing the design of this project: 1. Conformance with the Zoning Code and other applicable regulations of the Town. This adjustment brings the building envelope into conformance with the amended PUD. The PUD allows the adjustment of the "gap" between Buildings C and D provided that the minimum width indicated on the PUD is not reduced. This adjustment maintains the minimum width of 24.43 feet that was shown on the original PUD. The PUD amendment No. 3, Exhibit A, has not received final technical approval by staff, so this amendment should be subject to conforming with Exhibit A as final approved by staff 2. The suitability of the improvement, including type and quality of materials of which it is to be constructed and the site upon which it is to be located. No change 3. The compatibility of the design to minimize site impacts to adjacent properties. No change -same separation maintained between buildings. 4. The compatibility of the proposed improvements with site topography. No significant change -envelope moves parallel to slope. 5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring properties and public ways. The objective that no improvement be so similar or dissimilar to others in the vicinity that values, monetary or aesthetic will be impaired. No change 7. The general conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon. No change Staff Recommendation Staff recommends approval with one condition. Recommended Motion Approve the modification of the building envelope between Buildings C and D, Lot 4, Nottingham Station Subdivision, as described on sheet 1 of 1, "Building D, Envelope Adjustment," dated July 10, 1996, subject to the following condition: Verification by staff that the amendment conforms with the Nottingham Station PUD amendment No. 3, Lot 4.
