Exterior materials consist of light colored stucco, cedar siding, timber and log accents, cedar roofing shingles and green clad windows. Finished areas measure approximately 2,120 square feet plus an additional 670 square feet of unfinished basement. The site is located on Fox Lane, slopes to the south at an average of 22% and possesses a significant tree line of aspens in its rear third. Design Review Considerations According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission shall consider the following items in reviewing the design of this project: 1. Conformance with the Zoning Code and other applicable regulations of the Town. • Allowed use: Conforms with the allowed residential use. • Density: Single-family use conforms with this lot's two (2) dwelling unit designation. • Fifty percent maximum lot coverage: The proposed 4.8% of building coverage conforms with this guideline. • Setbacks: No proposed encroachments. • Easements: No proposed encroachments and proposed grading in the 10' Slope Maintenance and Snow Storage Easement is acceptable. • 35' building height maximum: The largest scaled height of 34.5' on the east elevation conforms with this limit. • Parking: The two (2) garage and the two (2) surface parking spaces conform with the required three (3) spaces. 0 Snow Storage area equal to minimum of 20% of proposed impermeable surface area: Submitted plans do not designate specific snow storage area, however, the area to the east of the driveway appears most suitable. With clarification and minor modification to both the designated snow storage area the landscape plan, the project appears to generally conform with the Zoning Code and other applicable regulations of the Town. 2. The suitability of the improvement, including type and quality of materials of which it is to be constructed and the site upon which it is to be located. A composite material with a greater expected product performance should be selected. The proposed exterior light fixtures (fixtures "A" on sheet A- 5 and corresponding cut sheet) could produce off-site glare or light trespass. Fixtures that would mitigate such concerns should be selected. Otherwise, with further clarification of the above colors and materials, all proposed materials and colors appear suitable. 3. The compatibility of the design to minimize site impacts to adjacent properties. The proposed project should not present any significant site impacts to adjacent properties. 4. The compatibility of the proposed improvements with site topography. The proposed project appears compatible to the site's topography. 5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring properties and public ways. The architectural style and general massing of the proposed project appear compatible with other existing structures in the vicinity and with the Wildridge Subdivision in general. 6. The objective that no improvement be so similar or dissimilar to others in the vicinity that values, monetary or aesthetic will be impaired. The proposed project is not so similar or dissimilar to other existing structures in the vicinity that either monetary or aesthetic values will be impaired. The general conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon. Based upon the project's general conformance with the above criteria, it appears the project conforms with the adopted Goals, Policies and Programs for the Town of Avon. Staff Recommendation Staff recommends approval with the following conditions: 1. The landscape plan be modified to accommodate adequate snow storage. 2. The plant key on the landscape plan by amended to read all deciduous trees be a minimum of 2" in calipur. 3. All unknown materials and colors be specified and approved by the Commission. 4. The exterior lighting fixtures be approved by staff. S. An alternative roof material be approved by the Commission. Recommended Motion Approve Lot 59, Block 1, Wildridge Subdivision with the following conditions: 1. The landscape plan be modified to accommodate adequate snow storage. 2. The plant key on the landscape plan by amended to read all deciduous trees be a minimum of 2" in calipur. 3. All unknown materials and colors be specified and approved by the Commission. 4. The exterior lighting fixtures be approved by staff. 5. An alternative roof material be approved by the Commission.
