The finished room will feature new windows and a new sliding glass door. The hallway will feature a new window and roof to match the existing roof. The exterior wall of the new hallway will match the existing stucco. Design Review Considerations According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission shall consider the following items in reviewing the design of this project: 1. Conformance with the Zoning Code and other applicable regulations of the Town. The proposed project appears to confirm with the Zoning Code and the other applicable regulations of the Town. 2. The suitability of the improvement, including type and quality of materials of which it is to be constructed and the site upon which it is to be located. Both the exterior stucco and roof will match the corresponding existing elements. Thus, the proposed minor addition and fenestration changes to the existing room appear suitable. 3. The compatibility of the design to minimize site impacts to adjacent properties. The proposed minor addition should not present any significant impacts to adjacent properties. 4. The compatibility of the proposed improvements with site topography. N/A 5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring properties and public ways. The design of the proposed minor addition appears harmonious with the structure's existing design. The objective that no improvement be so similar or dissimilar to others in the vicinity that values, monetary or aesthetic will be impaired. The proposed minor addition should not impact either the monetary or aesthetic values of other properties in the vicinity. 7. The general conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon. Based upon the compliance with the above criteria, the proposed minor addition appears to conform with adopted Goals, Policies and Programs for the Town of Avon. Staff Recommendation Staff recommends approval of the proposed minor addition with the following conditions: 1. Any proposed grading alterations be approved by staff. 2. Any exterior lighting fixtures be approved by staff.
