L33 B1 BMBC SGN (2)Town of Avon Final Design Staff ortRep June 18, 1996 Planning & Zoning Commission meeting Report date Sign type Legal description Zoning Address Introduction June 14, 1996 Wall Sign Lot 33, Block 1, Benchmark at Beaver Creek Subdivision - Mountain View Building Specialties, Inc. Industrial Commercial (IC) 0780 Nottingham Road The applicants request design approval for an existing sign (installed without approval) over the entrance of their new business location. The sign is on Metex board, twenty square feet in area and is black lettering on a white field. Design Review Considerations According to the Town of Avon's Sign Code, Section 15.28.070 Design Review Criteria, the Planning & Zoning Commission shall consider the following items in reviewing proposed designs: 1. The suitability of the improvement, including materials with which the sign is to be constructed and the site upon it is to be located. The Metex board and paint are appropriate sign materials. The sign is placed over the entrance to Mountain View Specialties, Inc.'s new location in the east end of the Barshop Building. The sign's location as viewed from both the site and from Nottingham Road appears suitable for the business. 2. The nature of adjacent and neighboring improvements. This lot is located in the Metcalf Road Light Industrial District. Adjacent businesses and others in the district are of similar uses and have similar signage. 3. The quality of the materials to be utilized in any proposed improvement. Though the Metex board is not specifically mentioned in the sign code as one of the encouraged materials, it is consistent with neighboring business signs and others in the district. The visual impact of any proposed improvement, as viewed from any adjacent or neighboring property. Because the proposed sign is similar to signage on this building and throughout the district, negative visual impact on adjacent or neighboring properties will be minimal. 5. The objective that no improvement will be so similar or dissimilar to other signs in the vicinity that values, monetary or aesthetic, will be impaired. For the aforementioned reasons, this sign should not negatively affect either the monetary or aesthetic values of other properties in the area. 6. Whether the type, height, size, and/or quality of signs generally complies with the sign code, and are appropriate for the project. The maximum possible based on the building's linear frontage is thirty-seven (37) square feet. The actual sign measures twenty (20) square feet, and is harmonious with the building's scale and architecture. No lighting is proposed. 7. Whether the sign is primarily oriented to vehicular or pedestrian traffic, and whether the sign is appropriate for the determined orientation The sign is primarily oriented to vehicular traffic traveling along Nottingham Road. The placement, size and colors of the sign all appear appropriate for this orientation. Staff Recommendation Staff recommends approval of this wall sign as submitted.
