The final design was approved May 7, 1996. The changes include using cedar clapboard siding instead of rough sawn cedar, using lodge pole pine log posts and timbers instead of spruce, and eliminating the copper chimney cap and flashings. Following is a chart listing all of the changes requested. The new materials are listed in bold face type. One of the conditions of approval was that all unknown materials be presented to the Commission for approval. The applicant has now provided a detailed chart of all materials and colors. Design Review Considerations According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission shall consider the following items in reviewing the design of this project: 1. Conformance with the Zoning Code and other applicable regulations of the Town. No change 2. The suitability of the improvement, including type and quality of materials of which it is to be constructed and the site upon which it is to be located. They will not negatively change the appearance of the home. The lighting has been changed. The Honey Glass should shield lights to prevent off-site glare. More information is needed on the Honey Glass for the Pacific Source Light fixture. It is not clear whether the glass will be sufficiently frosted to reduce glare. 3. The compatibility of the design to minimize site impacts to adjacent properties. The proposed modifications will not present any significant site impacts to adjacent properties. 4. The compatibility of the proposed improvements with site topography. No change. 5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring properties and public ways. No significant change. Staff recommends approval as presented. Recommended Motion Approve the colors and materials for Lot 59, Block 1, Wildridge Subdivision as presented.
