All material and colors will match the existing materials and colors. The applicant is also proposing an address monument sign at the entrance to the common drive. Design Review Considerations According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission shall consider the following items in reviewing the design of this project: 1. Conformance with the Zoning Code and other applicable regulations of the Town. The proposed stairwell and landing as well as the proposed address monument sign all appear to conform with the Zoning Code and other applicable regulations of the Town. 2. The suitability of the improvement, including type and quality of materials of which it is to be constructed and the site upon which it is to be located. The proposed stairwell and landing will use materials and colors to match the existing deck. The address monument sign will be within the setbacks and will not exceed the allowable height or area. Thus, both improvements appear suitable. 3. The compatibility of the design to minimize site impacts to adjacent properties. N/A. 4. The compatibility of the proposed improvements with site topography. N/A. 5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring properties and public ways. The objective that no improvement be so similar or dissimilar to others in the vicinity that values, monetary or aesthetic will be impaired. Neither of the proposed improvements will negatively affect the monetary or aesthetic values of other properties in the vicinity. 7. The general conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon. Both the stairwell and the associated landing and the address monument sign appear to conform to the adopted Goals, Policies and Programs for the Town of Avon. Staff Recommendation Staff recommends approval of both the stairwell and its landing and the address monument sign as proposed. Recommended Motion Approve the stairwell and associated landing and the address monument sign as depicted on the plans dated received, August 9, 1996, for Lot 104A, Block 1, Wildridge Subdivision as proposed.
