The project is 4,470 square foot duplex on a gently sloping site (less than 20 percent) fronting on
Beartrap road on the north, east and west sides of the property. Each unit is 3 levels with a walk
out basement. Building materials include stucco siding, cedar trim and an asphalt shingle roof. The
stucco is Benjamin Moore "Manor White" with "Spruce Blue" accents, and a "Weathered Wood"
color roof.
Design Review Considerations
According to the Commission's Procedures, Rules & Regulations, Section 6.10, the Commission
shall consider the following items in reviewing the design of this project:
I. Conformance with the Zoning Code and other applicable regulations of the Town.
• The site plan meets the 25 foot setback requirements for the north, east and west side of
the lot and the 10 foot setback requirement for the south side of the lot.
• There are no encroachments in any of the utility easements.
• The driveways meet the maximum slope requirements; there is a four percent slope from
the edge of pavement to the property line, a ten percent driveway slope, and two percent
slope in front of the garage.
• The 34'6" building falls within the 35 foot height limitation.
• The landscape chart needs to be revised to indicate a minimum 6 foot planting height for
the Spruce tree.
2. The suitability of the improvement, including type and quality of materials of which it
is to be constructed and the site upon which it is to be located.
• The stucco, wood trim, and asphalt shingles are suitable for the site. These materials are
commonly found in the neighborhood.
3. The compatibility of the design to minimize site impacts to adjacent properties.
• The design uses building materials compatible with the homes in the vicinity, which are
primarily stucco and log structures. While the building is close to the maximum height
allowed, the site is lower in elevation than the homes to the north. There are no other

homes in the immediate vicinity, as the lot to the west has not been developed. This
"mirror" image duplex is broken up in length by a landscape planter located between the
two garages.
4. The compatibility of the proposed improvements with site topography.
• Minimal grading is required to fit the structure on the site.
5. The visual appearance of any proposed improvement as viewed from adjacent and
neighboring properties and public ways.
• The varied roof line and fenestration provide visual interest to the structure. Staff suggests
additional landscaping on the south, north, and west elevations to screen the home from
the road and to screen some of the solid walls on the north and south elevations. Also, the
predominately white building will be quite visible to properties below the site; an earth
tone in lieu of white would allow the building to blend in with the site. (For an example of
the visual impact of paint color, when driving north on Metcalf road towards Wildridge, as
you approach the turnoff to Wildwood Townhomes, look ahead and up the drainage to
the house on Coyote Ridge - Lot 27, Block 4.)
6. The objective that no improvement be so similar or dissimilar to others in the vicinity
that values, monetary or aesthetic will be impaired.
• The structure is compatible with adjacent buildings and would not impact aesthetic and
property values.
7. The general conformance of the proposed improvements with the adopted Goals,
Policies and Programs for the Town of Avon.
• The duplex structure is in general conformance with goals of the town. The subdivision is
zoned for two units per lot and the site plan conforms to the steep slope guidelines.
Staff Recommendation
Staff recommends approval with the condition that additional trees be provided on the west,
south, and north elevations and the landscape chart be revised to indicate a 6' minimum size for
coniferous trees.
