Introduction
The project is a remodel of the old post office and adjacent outdoor space at the Avon Center
building. The perspective drawing (attached) shows the concept for remodeling the building,
creating an adjacent pedestrian plaza and reconfiguring the parking lot. The spaces closest to the
building would be re -striped from 90 degree angle parking to 60 degree angle parking, eliminating
5 parking spaces. The site plan (attached) includes the parking lot revision and the landscaping
and plaza.
Design Review Considerations
According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission
shall consider the following items in reviewing the design of this project:
1. Conformance with the Zoning Code and other applicable regulations of the
Town.
The application to establish an outdoor dining area, modify a small portion of the parking lot,
and modify the landscaping is generally in conformance with the zoning code. Additional
information is needed to verify the parking requirements have been met. The parking lot
modification from 90 degree angle parking to 60 degree angle parking will result in the loss of
two parking spaces. Information is needed to verify the site will continue to meet the
requirements for mixed use parking. The plans also need to show sidewalk in the area where
the curb cut is being closed. The sidewalk should tie into the patio area and walk in front of
the building. Additionally, at least one handicap ramp needs to be maintained for access to the
building from the parking lot.
2. The suitability of the improvement, including type and quality of materials of
which it is to be constructed and the site upon which it is to be located.
The patio area is a very suitable site improvement in that it will add activity to the downtown
area and the additional landscaping and closure of one of the curb cuts will enhance the site.
The proposed outdoor use of the site is very appropriate addition to Avon's downtown.
3. The compatibility of the design to minimize site impacts to adjacent
properties.
