Introduction The applicant is seeking approval to expand an existing deck and provide access to it via a new set of French doors. The proposed deck would be 10 ft. x 28 ft. and would expand the existing deck from its current location on the front of the unit, wrapping it around the entire south side of his unit (identified on the site plan by the faint circle). The applicant intends to use the existing deck's style, materials (redwood) and railing height (four feet) in constructing the addition. Design Review Considerations According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission shall consider the following items in reviewing the design of this project: 1. Conformance with the Zoning Code and other applicable regulations of the Town. The deck addition and new French doors appear to conform to the Zoning Code and all other applicable Town regulations. 2. The suitability of the improvement, including type and quality of materials of which it is to be constructed and the site upon which it is to be located. The applicant proposes to match the deck addition in both the type and quality of materials of the existing deck. The proposed French doors should provide a new, interesting feature to the duplex's south elevation. This combination of improvements appears to be suitable to the site. I The compatibility of the design to minimize site impacts to adjacent properties. The designs of both the deck addition and the French doors will have minimal impacts on the duplex on the adjacent lots. 4. The compatibility of the proposed improvements with site topography. Not applicable 5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring properties and public ways. Both the deck addition and the new French doors appear suitable to the site and should present a positive appearance to adjacent and neighboring properties and public ways 6. The objective that no improvement be so similar or dissimilar to others in the vicinity that values, monetary or aesthetic will be impaired. The general conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon. The proposed deck expansion and new French doors appear to conform with the adopted Goals, Policies and Programs for the Town of Avon. Staff Recommendation Staff recommends approval of the proposed deck and new French doors as presented.
