L65 L66 B1 BMBC Landscape ModTown of Avon Final Design Staff Report 17 October, 1995 Planning & Zoning Commission meeting Date October 9,1995 Project Type Commercial -landscape modification Legal Description Lot 65 and 66, Block 1, Benchmark Subdivision Zoning TC Introduction This is a request by the Avon Annex, LLC for a landscape modification to the Avon Annex building. The owners propose to replace two existing honey locust trees with Canadian red cherry trees. They also propose to replace 27 existing shrubs with forty shrubs as well as annuals. Design Review Considerations According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission shall consider the following items in reviewing the design of this project: 1. Conformance with the Zoning Code and other applicable regulations of the Town. The proposed landscape modification is in conformance with the Zoning Code. The amount of landscape area is not being changed. All new landscape materials conform to the minimum planting size guidelines. 2. The suitability of the improvement, including type and quality of materials of which it is to be constructed and the site upon which it is to be located. The proposed new trees, including the red cherry and ash trees, current shrubs, etc. are suitable landscape material for the site. 3. The compatibility of the design to minimize site impacts to adjacent properties. The landscape modification will upgrade the site and enhance the appearance from adjacent properties. 4. The visual appearance of any proposed improvement as viewed from adjacent and neighboring properties and public ways. The new landscaping will enhance the visual appearance of the property as viewed from neighboring properties. 5. The objective that no improvement be so similar or dissimilar to others in the vicinity that values, monetary or aesthetic will be impaired. The landscaping is unique to the site and will enhance aesthetic values. 6. The general conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon.
