As required by the first condition of that approval, the applicant is now returning to the Commission with the project's landscape plan. All other conditions of that original approval and subsequent modifications have either been satisfied or are currently being resolved with staff. Design Review Considerations The landscape plan provided with the original Design Review consisted of the following: Name Size Quantity Colorado Blue Spruce 6' 5 Cottonwoods 6' 2 Pfitzer Juniper 18" 4 The revised landscape plan varies from the original by substituting five (5) Red Osier Dogwoods (5 gal.) for the four (4) Pfitzer Junipers. Locations of the plantings on the revised plan approximate those on the original plan. It needs to be pointed out that the applicant has informed staff that the proposed plantings have already been planted, though at the time of this report staff has not inspected the site's landscaping. According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission shall consider the following items in reviewing the design of this project: 1. Conformance with the Zoning Code and other applicable regulations of the Town. 2. The suitability of the improvement, including type and quality of materials of which it is to be constructed and the site upon which it is to be located. 3. The compatibility of the design to minimize site impacts to adjacent properties. 4. The compatibility of the proposed improvements with site topography. 5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring properties and public ways. 6. The objective that no improvement be so similar or dissimilar to others in the vicinity that values, monetary or aesthetic will be impaired. The general conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon.
