The signs are 4.3 feet wide and 2.3 feet tall. The signs will be constructed of wood. The colors will be a green background, with gray letters, and rust and gray trim. Design Review Considerations According to the Town of Avon's Sign Code, Section 15.28.070 Design Review Criteria, the Planning & Zoning Commission shall consider the following items in reviewing proposed designs: 1. The suitability of the improvement, including materials with which the sign is to be constructed and the site upon it is to be located. The wood signs are small and have subdued colors that match the Avon Crossing buildings. The wood signs are suitable in this residential neighborhood. 2. The nature of adjacent and neighboring improvements. The signs will be located in a landscape planter. The signs will blend in with the landscaping with their gray -green background color. 3. The quality of the materials to be utilized in any proposed improvement. The wood signs are an appropriate material for these identification signs for a residential complex. 4. The visual impact of any proposed improvement, as viewed from any adjacent or neighboring property. The signs are short and will be painted subdued colors. They will not have a significant visual impact on any neighboring property. The objective that no improvement will be so similar or dissimilar to other signs in the vicinity that values, monetary or aesthetic, will be impaired. The signs will not alter monetary or aesthetic values. The signs are very subdued and are appropriate for the residential neighborhood. 6. Whether the type, height, size, and/or quality of signs generally complies with the sign code, and are appropriate for the project. The signs fall well within the maximum requirements of the Sign Code. The signs will be 10 square feet and the Sign Code allows a 32 square foot sign at a maximum height of eight feet tall for the main entrance, and a 16 square foot sign at a maximum of 8 feet tall for the secondary entrance. The signs will be 2'3" tall. As originally proposed, the signs are located within the front 10 foot setback. The applicant has agreed to re -locate the signs and will submit revised drawings prior to the Planning and Zoning Commission meeting. 7. Whether the sign is primarily oriented to vehicular or pedestrian traffic, and whether the sign is appropriate for the determined orientation The sign is appropriately oriented to vehicular traffic. Staff suggests the signs would be more visible in identifying the project entrances to motorists by placing them on the east side of the entrances. This would make them visible to the motorists sooner and help them prepare to turn into the project. Staff Recommendation Approve with conditions noted in recommended motion. Recommended Motion: Approve residential project entrance signs as described in sign application dated March 17, 1997 and sign detail sheet dated March 17, 1997 for Avon Crossing, Lot 3, Nottingham Station with the following conditions: 1. The signs be moved outside the 10 foot front yard setbacks. 2. The signs be placed on the east side of the entrances.
